LEED Certification (New Construction, Commercial Interiors, Existing Building: Operations and Maintenance
Lynch Energy Solutions will identify and integrate viable sustainable design strategies into new construction and existing buildings. We advise and work with building owners and design teams throughout the process from pre-design through construction, and we organize the preparation and online submittal of LEED documentation to obtain LEED certification. Lynch Energy Solutions will conduct a LEED charrette, which is a collaborative process for design professionals and building owners and managers to establish project goals for sustainable design and energy efficiency and provide a preliminary assessment of the project using the LEED rating system. By engaging the Owner early in the design process, we are able to provide sustainable design guidance to the project team to optimize energy and environmental performance.
ASHRAE Energy Audits
The primary goals of an energy audit are to qualify and quantify how the building energy systems are performing, how that performance can be improved, and what will be the outcomes of those improvements for the Owner in financial and non-financial terms. Lynch Energy Solutions will provide services for the three levels of the audit process: Level 1) Walkthrough Analysis / Preliminary Audit; Level 2) Energy Survey and Engineering Analysis; Level 3) Detailed Analysis of Capital Intensive Modifications
Existing Building Commissioning (EB Cx) & Retro-Commissioning
EB Cx is a systematic process for investigating, analyzing, and optimizing the performance of building systems through the identification and implementation of low/no cost and capital intensive Facility Improvement Measures and ensuring their continued performance. The goal of EBCx is to make building systems perform interactively to meet the Current Facility Requirements (CFR) and provide the tools to support the continuous improvement of system performance over time.
ENERGY STAR Benchmarking / Utility Bill Usage and Cost Analysis
Lynch Energy Solutions will conduct an energy use analysis (based on 12-24 months of energy bills) to determine a building’s current energy and cost efficiency relative to other similar buildings, and plot the monthly energy use to determine usage patterns and review/document irregularities. The energy usage data will be entered into ENERGY STAR Portfolio Manager.
Lynch Energy Solutions will create energy saving targets and identify opportunities for savings, review peak energy use reduction opportunities, and aid with creating a plan for ongoing data collection and review process in the future.
Building Automation System (BAS) Feasibility Studies
The following tasks are completed by Lynch Energy Solutions to determine if a BAS is the correct fit for your building: Develop Current Facility Requirements (CFR); HVAC and lighting assessment; Utility bill review and usage analysis; Occupant and staff interview; Control system sequence of operation development; Energy conservation measure (ECM) analysis.
Energy Management System (EMS) Feasibility Studies
The following tasks are completed by Lynch Energy Solutions to determine if an EMS is the correct fit for your building: Identify optimal sub-meter locations; Manage installation of system and software by manufacturer/contractor; Determine base loads and benchmarks and action plan for implementing energy consumption reduction strategies; Aid with software selection and fine tuning of system displays and data collection.
Measurement and Verification
Measurement and Verification (M&V) demonstrates the value of energy efficiency programs and energy conservation measures (ECMs) by providing accurate, transparent and consistent assessments of their methods and performance. Lynch Energy Solutions will analyze energy savings and identify causes and effects, along with recommending program goals and funding levels. The following tasks will be completed: determine baseline and estimated savings; Develop M&V Plan; Develop post-installation M&V report (with measured readings, surveys and inspections)
Indoor Air Quality (IAQ) Assessment / Building Flush-Outs
IAQ Equipment is set up inside the building in designated areas (based on the air distribution system) to record data which is then sent to a laboratory for detailed testing to verify levels of Particulates, Ozone, Carbon Monoxide, Total Volatile Organic Compounds, and Formaldehyde.
The building flush-out consists of utilizing the building’s AHUs to utilize outside air to purge the building for a calculated period of time based on square footage.
Functional Performance Testing
Performance testing of equipment is conducted to determine if the units or system is operating at optimal efficiency and design/calculated levels. Equipment to be tested includes chillers, boilers, cooling towers, air handling units, pumps, exhaust fans, and refrigeration units. Typical results provided to the client are efficiency levels (chiller kW/ton, boiler BTU/hr compared to fuel input, fan curve validation, etc.)
Air Distribution Verification / Air Handling Unit Profiling
Verification services would start at the air handling unit, where all performance readings would be recorded (typical to those found in a Testing, Adjusting, and Balancing (TAB) Report). Lynch Energy Solutions goes a step further and simulates different operating conditions and records that data to compare to baseline readings. Next the air system static pressure and CFM readings would be recorded throughout the system to ensure air is distributed properly throughout the ductwork and to the required outlets.
Water/Hydronic System Distribution Troubleshooting and Verification
Verification services include starting at the pump and recording performance values (typical to those found in a TAB report. Lynch Energy Solutions goes a step further and simulates different operating conditions and records that data to compare to baseline readings. Pressure and flow readings are recorded throughout the system to ensure the system is operating properly and all balancing valves are properly adjusted. Systems include: Chilled water, condenser water, heating hot water, high temperature hot water, domestic water (and DWR systems), and steam/condensate.
Steam Trap Survey / Pneumatic Air Survey
Steam trap surveys test and document the operational status of traps. Survey documentation details a complete trap inventory including location, type, and application engineering (all traps are tagged during the process). Survey reports also include a full economic analysis (return on investment) and recommendations for specific trap improvements.
Control System “Point to Point” Verification
Verification of all control points available through your control system. All control points are connected to a sensor or piece of hardware. Testing includes verification that all control points and their associated sensor or hardware are functional and operating as intended (Ex: Control valve serving re-heat coil opens and closes freely and proper feedback is provided at BMS workstation; or Space thermostat is reading 72 deg F at BMS workstation and field measured temperature by Lynch Energy Solutions engineer matches that value.)
Facilities Management / Training
Scope ranges from conducting temporary watches of equipment to developing specialized documentation (For new building or existing, we can develop maintenance schedules, list of set points for equipment, trend logs for major equipment, organize O&M manuals, and preventive maintenance plans/schedules.
Operator training would include preparing a turnover package of new equipment for the building engineers, along with a training syllabus and field instruction on maintenance and operation of the unit.
Plan/Document Reviews and Field Inspections (Attend inspections - DOH, Joint Commission, Township, etc.)
Lynch Energy Solutions has the capacity to conduct periodic inspections of a construction project for the project team, or even act as a MEP superintendent or manager. Lynch Energy Solutions can also sign off on specialty inspections and provide the necessary documentation required for stringent inspections conducted by the NYC DOB, Department of Health (DOH), the local jurisdiction (village, township, or county), or post-installation inspections for utility providers. A Lynch Energy Solutions engineer will typically attend the walkthrough/inspection with the project team in order to answer any questions or concerns raised by the inspector.
Commissioning Services (New Construction)
Commissioning (Cx) is an intensive quality assurance process that begins during design and continues through construction, occupancy, and operations. Commissioning ensures that the new building operates initially as the owner intended and that building staff are prepared to operate and maintain its systems and equipment. Lynch Energy Solutions is well versed in all aspects of the Cx process, and works closely with the Owner early in the Cx process to ensure the Owner’s Project Requirements (OPR) are properly created and adhered to throughout the process.
Existing System and Equipment Assessment Services (Design and Selection of Replacement Unit)
Lynch Energy Solutions provides the following services in regards to equipment assessment and replacement: Inspection of existing equipment and verification of current operation conditions and space requirements; Load and efficiency calculations; Creation of design standards for a replacement unit; Recommendations and/or selection of replacement unit that meets the space and load calculation requirements; Cost and budget analysis; Utility rebate and incentive analysis and completion of documentation; Verification of replacement unit(s) installation and functional testing
Utility Rebate and Incentive Documentation Completion
Lynch Energy Solutions will “bridge the gap” between the Owner and the utility (PSEG, Con Edison, National Grid, etc.) and complete all required documentation for applicable rebates/incentives for energy related services and upgrades for your building. As a Technical Assistance (TA) provider, Lynch Energy Solutions will provide engineering and energy services in order to qualify for the following rebates: HVAC systems, chillers, variable frequency drives (VFDs), lighting systems, refrigeration equipment, compressors, motor replacement, combined heat & power, cool roof applications, thermal storage, and custom energy measures (feasibility studies, Building Management Systems, Energy management Systems, Insulation, process equipment, etc.)
System and Equipment Seasonal Start-Ups
Provide documents and guidance for the development of seasonal start-up procedures for the building engineering staff. Scope of work would start with understanding the major equipment and the specific manufacturer’s start-up procedures, placing the equipment into service, and conducting follow up with the BMS control system to ensure set points for the season are acceptable.
Project Management
Lynch Energy Services’s management team provides project leadership and maintain a focus on the construction schedule. We effectively communicate with the project participants, monitor the work and progress of trades, facilitate coordination, provide project documentation, and follow-up on details and issues until resolved, and manage the construction budget. Specific services include: Professional on-site management, Cost estimating and value analysis, Effective communication, Phasing alternatives/milestones, Constructability reviews, General conditions and contract requirements, Bid/procurement process assistance, Schedule development and schedule monitoring, Leadership of coordination meetings, Contract administration and management, Quality assurance enforcement, Progress and financial reporting, Documentation and file maintenance, Change order management, Issue avoidance and dispute resolution, Contract closeout supervision.
Sub-Metering and Data Logging
Lynch Energy Services can monitor, control, and manage energy usage through sub-metering strategies, which track energy usage and power consumption for individual tenants, departments, and pieces of equipment or other loads to account for their actual energy usage. Lynch Energy Services will meet with ownership and facilities and create a sub-metering plan to determine optimal meter locations and reporting strategies. (This exercise is typically utilized prior to installing a permanent Energy Management System (EMS).
Lynch Energy Services provides data logging services to collect readings and trend temperature readings (space or insertion probe), light intensity and motor energy use. These readings are essential when conducting an energy analysis or assessment.
